To get started, please follow these steps:
How to Schedule Your Tour
Step 1: Visit our website at www.GuzmanLofts.com and submit a Pre-Tour Questionnaire to help us understand the type of unit you’re looking for (number of bedrooms, preferred features, price range, etc.).
Step 2: Once your questionnaire is submitted, a team member will contact you directly to schedule your tour.
Important:
- Tours cannot be scheduled until the online Pre-Tour Questionnaire is completed.
- Rents start at $1,500 and up, depending on unit size and features.
- Utilities are not included – tenants are responsible for electricity, cable/internet, water, and trash fees.

- Smart home features: Wi-Fi–controlled HVAC and lighting, controllable from your phone
- Spacious closets with lighting and extra in-unit storage
- Open large layouts with plenty of natural light
- Waterproof luxury vinyl flooring with a hardwood look
- Energy-efficient lighting, HVAC, and appliances
- Modern smart entry system with video doorbell – see and talk to visitors, unlock the door remotely, play music, and call the elevator

- Overhead lighting with wall switches in every room and plenty of outlets, perfect for working from home
- Elegant subway tile in bathrooms
- Select units with private balconies
- 12–14 foot ceilings in many units
- Building Amenities
- Secure building access with key fob and clean, well-maintained common areas
- Private on-site management office located in the basement
- Submit maintenance requests online or in-person to responsive staff
- Basement fitness room with 24/7 access – cardio machines, weight equipment, mirrors, TV, and speaker system
- Bike storage: outdoor space for up to 10 bikes, plus indoor racks for 12 on the second floor
- Limited private parking available for an additional fee
Utilities & Rental Terms:
- Tenant responsible for: electricity (PECO), water fee, internet/cable (Xfinity), and trash fee
- Pet-friendly: up to 2 pets per unit (pet policy applies)
- No smoking inside the property
- Security deposit, first, and last month’s rent due at lease signing
- Rental Application Requirements
- Completed rental application for each adult (18+)
- Valid government-issued photo ID
- Proof of income: pay stubs, bank statements, tax returns, or employment/benefits letters
- Credit check: preferred minimum 600, no recent bankruptcies, no open utility collections
- Stable rental history, no evictions within past 3 years
- Criminal background screening: no violent felonies or property damage convictions within 7 years (context considered)
- Household gross monthly income must be at least 3x monthly rent
